Company Wants To Build Over 100 Homes on Trickum Road

Lennar Georgia has petitioned Cherokee County to rezone close to 70 acres to accommodate what's known as a conservation subdivision.

A company is seeking to build a conservation subdivision that will exceed over 100 homes on Trickum Road north of Arnold Mill Road.

Lennar Georgia, Inc. has submitted a rezoning application to Cherokee County to rezone 68.5 acres at 3051 Trickum Road from agriculture to accommodate their plans to build 109 homes. 

Lennar initially submitted plans requesting the county to rezone the land to R-15, but has since sought a 30-day delay to consider tweaking their plans to fit an R-20 zoning. 

Cherokee County Zoning Administrator Vicki Taylor Lee said the current design using R-15 zoning for 109 homes has a density of 1.59 dwelling units per when the county allows 2.094 units per acre. 

An R-20 conservation zoning would allow 2.178 units per acre.

"The significant change is the lot size," she said when asked about the difference between the zoning categories. "While both R-15 and R-20 conservation design allows the lot size to be as small as 5,000 square feet, the average lot size goes from 7,500 square feet in R-15 to 10,000 square feet in R-20 design. The additional square footage requirement can either be gained by losing lots or by decreasing the green space/conservation area."

The case will be heard by the Cherokee County Planning Commission on Nov. 5 and the Cherokee County Commission will hear the case during its Nov. 19 meeting. 

The property sits on the east side of Trickum Road, north of its intersection with Arnold Mill Road. According to plans submitted to the Cherokee County Planning and Zoning Department, the company also plans to set aside 27 acres of greenspace.

A public input meeting was held with the developer on Sept. 3 in which over 50 residents showed up, according to documents submitted to the county.

Most residents expressed concerns with the current condition of Trickum Road on the north side of Arnold Mill Road. The road currently is 18 feet wide, which residents said would not be sufficient to sustain the amount of traffic generated from the subdivision if it's developed. 

The Cherokee County Engineering Department in its report recommended the developer widen the road to 20 feet, install a dedicated right-hand turn lane on the westbound side of Arnold Mill Road and a 150-foot dedicated left-hand turn lane on the eastbound side of Arnold Mill.

Additionally, the Cherokee County School District reported the 109 home proposal would mean about 80 more students would be added to the attendance rolls of surrounding schools. 

Lennar Georgia's request comes on the heels of two applications Oak Hall Companies LLC has submitted to the city of Woodstock to build two subdivisions in its city limits. 

One request is to annex and rezone property along Barnes and Trickum roads so they can build a 216-home subdivision and another is to rezone 17 acres along Ragsdale Road to accommodate a 51 home neighborhood. 

The Woodstock Planning Commission will consider a recommendation on the Barnes/Trickum request during its meeting at 7 p.m. tonight and the Woodstock City Council will take up the matter at 7 pm. Oct. 26. 

Planning commissioners will hear the Ragsdale Road request during its Nov. 7 meeting and the Woodstock City Council will consider the case on Nov. 18.
