Lennar Withdraws Plans to Build Subdivision on Trickum

The company cites development costs due to soil and water conditions as the reason why they are withdrawing their plans.

A company exploring the possibility of building a subdivision on Trickum Road in unincorporated Woodstock is back pedaling on its plans. 

Lennar Georgia has withdrawn its petition to Cherokee County to rezone 68.5 acres at 3051 Trickum Road from agriculture to R-20 to accommodate their plans to build 109 homes. 

The company told Cherokee County planning officials that "development costs due to subsurface soil and water conditions" was the reason why they decided to pull their request, said Cherokee Zoning Administrator Vicki Taylor Lee.

The property in question sits on the east side of Trickum Road, north of its intersection with Arnold Mill Road.

The company initially submitted plans using R-15 zoning for 109 homes. Those plans had a density of 1.59 dwelling units per when the county allows 2.094 units per acre. 

The company had asked for a delay to see if they could tweak their proposal to fit an R-20 conservation zoning, which would have allowed 2.178 units per acre.
